If you find that your tenant cannot or has not received a link to report issues and deficiencies for your moving inspection, it could be due to several reasons.
This article is based on BostadsPortal's inspection tool and app. If you're not using this feature with us, you need to coordinate with the tenant on how reporting should be done.
Check that the feature is enabled
First and foremost, check that you have enabled 'Hämta fel och brister från hyresgäst' when creating the moving inspection on BostadsPortal.
If this feature is not enabled, the tenant will not receive a link to report issues and deficiencies when the inspection is completed.
You can enable this feature in your profile under 'Besiktningsprotokoll', then select the specific report from the list. After that, you must check the box labeled 'Hämta fel och brister från hyresgäst' under 'Om besiktningen'.

Check that the reporting period is active
When you create an inspection report through BostadsPortal and activate 'Hämta fel och brister från hyresgäst' as mentioned above, you must specify the date and time when the 14-day reporting period should begin. This is usually the date when the tenant takes over the residence.
The tenant's 14-day reporting period will start exactly at this time.
Note: If the 14-day reporting period for errors and deficiencies begins before the moving inspection – for example, if the inspection takes place a few days after the tenant's moving date – the tenant will receive an email with a link to the tenant portal where they can report issues and deficiencies only after the moving inspection is completed and all parties have signed the document. However, the reporting period will have already started.
The tenant can report issues and deficiencies for exactly 14 days, starting from the time specified in the moving in inspection.
How to check if the reporting period is active
As a landlord, you can always check if the 14-day reporting period has started under 'Besiktningsprotokoll'. The relevant inspection will be displayed under the '14-day errors and deficiencies' tab, along with any other active inspections you may have.
As a tenant, you can check the status of the reporting period in the tenant portal, which you will receive a link to after signing the moving inspection.
