The inspection is documented with a move-in report upon arrival and a move-out report when the tenant vacates the property. These reports describe the condition of the rental and any existing faults or deficiencies.
During the actual inspection, you and the tenant can go through the various rooms, indicate the condition, add pictures as evidence, and note any issues across the premises. Subsequently, the report is sent to the tenant, who then acknowledges it on your tablet/phone.
The tenant has 14 days to report any additional faults or deficiencies in the rental. If you, as the landlord, fail to address these issues, they, in conjunction with the move-in report, serve as a record of items the tenant is not responsible for upon move-out.
